"All Lenders Are The Same........Right?
NO! All lenders are not the same. The only way to tell you the difference is for me to share a recent experience. As most Real Estate Professionals will tell you getting a short sale (a “short sale” is when you sell your house at a price that is lower than the balance you owe on your house) to close is no easy task in a market that has suffered massive economic downturn, restricted lending practices and strictly regulated appraisals. In this recent transaction my customer, who was the buyer in this case, was represented by a mortgage lender that they thought was looking out for their best interest. As the transaction moved forward the lender continued to ask the buyers for more and more information. At first the requests seemed normal; application, finances, bank statements and verification of employment. However, as the sale progressed the lender required a more unconventional request. The lender told the buyer that he needed to remove his name from his mother’s deed. I want to be clear about this. The lender told the buyer that he needed to remove his name from his mother’s deed to her home which she has owned without a mortgage for more than 20 years.
As the transaction progressed the lender continued to ask for more. At this point the closing date is only three weeks away and what started out as an exciting event for my buyer and his family is rapidly turning into a nightmare. Suddenly, the lender now tells them that if they want this home, they have to pay off their car loan and cash in their 401k to bring more money to the closing table. Desperate to do right by his family the buyer begins to jump through these last hoops. After hearing about these recent demands I asked the buyer if I could have another lender review his file to see if all of this was really necessary.
After talking with Scott DiGregorio of Primary Residential Mortgage and filling him in on the situation, as well as the time constraints, he assured me he would talk to the buyer and help him to get some answers. Scott called the customer and set an appointment with him for the next day at which time Scott took an application and assembled all the required documents. Knowing this transaction was extremely time sensitive he cleared his schedule to work on this file. In an effort to expedite matters, Scott brought in his processor and underwriter and they worked on the file until 8pm that evening. After clearing the file through underwriting in less than 24 hours, Scott was able to tell the buyer that he was not only approved but he was approved without needing to cash in his 401k savings, without requiring to pay off his car loan and most importantly not having to remove his name from his elderly mothers home. Needless to say, the buyer was ecstatic with this news and closed the following week on the first home that he himself ever owned.
Now let me ask you again, "Are all lenders the same?"
